Pros and Cons of Reverse Mortgage Loans

August 13th, 2009

Reverse mortgage loans are being touted as the ideal solution for older homeowners who may need extra income during their retirement years. On the surface, reverse mortgages seem to have no down sides. The homeowner receives a monthly payment from the bank, which allows them to remain in their home and pay expenses. There are no payments due as long as the homeowner remains in the home, at which time the loan is due and can be repaid by selling the home. A reverse mortgage loan agreement can seem like a godsend, but there are both pros and cons to reverse mortgage loans. A wise homeowner will do well to examine them carefully.

What is a reverse mortgage loan?

A reverse mortgage loan is a home loan that is paid out in monthly installments to the homeowner. No payments are due on the loan as long as the homeowner continues to live in the home as their primary residence.

What are the requirements for getting a reverse mortgage loan?

One of the earliest reverse home mortgages was created by the Federal Housing Administration (FHA). Since then, there have been specific requirements set up to qualify for a Home Equity Conversion Mortgage, more commonly called a reverse mortgage. In order to qualify for a reverse mortgage through the FHA:

- you must be at least sixty two years of age

- you must either own your home outright, or have a small amount remaining on your mortgage that can be paid off with the proceeds of the reverse mortgage

- you must live in the home

- the home must be either a single family home or a 1-4 unit multi-family home, with the owner occupying one of the units

- condominiums and manufactured homes that meet FHA standards may also qualify

- the homeowner must speak with an HUD-approved counselor before signing a reverse mortgage loan

What are the pros of a reverse mortgage loan?

Because reverse mortgages are designed to benefit seniors who want to remain in their homes, there are some very important benefits to a reverse mortgage. They include:

- There are no income requirements to qualify for a reverse mortgage loan, so it is easy to qualify for one.

- There are no payments due on the reverse mortgage as long as the homeowner continues to use that home as their primary residence.

- You can never owe more than the value of your home at the time that you (or your heirs) sell the home, even if the lending company has paid out more than the home is worth at sale time.

- You can choose one of several options to receive your loan, which makes it one of the most flexible home loans available.

- The reverse mortgage loan does not come due until the borrower (or borrowers, if there is more than one) dies, sells the home, or moves out of the home. At that point, the mortgage comes due in full.

- The homeowner can not be evicted from his or her home as long as insurance and taxes are kept current.

What are the cons of a reverse mortgage loan?

While reverse mortgages have many benefits, it is also crucial to look at their potential negatives. They include:

- Closing costs on a reverse mortgage loan can sometimes be twice as high as closing costs on a regular mortgage.

- If there is an outstanding mortgage or home loan, it must be paid off with proceeds from the loan at closing. Thus, if you can borrow $100,000, but have a $10,000 outstanding mortgage, you will need to take at least $10,000 in a lump sum payment to pay that off.

- The proceeds of the loan, whether in a lump sum payment or in monthly payments, may affect your eligibility for Medicaid or other state or federal aid payments.

- Your loan will come due when you no longer occupy it as your primary residence. At that point, you or your heirs will need to sell the house to repay any money that has been paid out. If you want your home to remain in the family, a reverse mortgage may not be the best plan for you.

Deciding whether or not to take out a reverse mortgage against your home is a complex decision with many pros and cons. The FHA requires that those considering reverse mortgages sit down with a home loan counselor and discuss all the ins and outs of the process. Take full advantage of the requirement to explore all the pros and cons of taking out a reverse mortgage so that you can make the best decision for your financial circumstances.

How To Use The Power Of Networking And Leverage Li

August 13th, 2009

How do you earn your money? Are you:

1. working for someone

2. a professional or self-employed (exchange your expertise for someone’s money) = small business owner

3. a business owner

4. an investor

Most people opt for employment because they see it as a ?safe? option. ?Job Security? is what they want. However, as many people will tell you; due to downsizing and industries like the recording industry changing from records to CD’s, where a skill is literally obsolete overnight, there is really no such thing as ?Job Security.? If you have a job, think for yourself: What would you do if your boss tells you tomorrow that you have no job? How long will you be able to survive?

The second way is to be self-employed, or to be a professional. Some professionals have jobs, like teachers, nurses and doctors, but most have a practice or are self employed. Others are self employed by offering a service. If you ask someone who is self employed why he is self employed, he will often say: ?I prefer working for myself and not for a boss.? That is just about the only advantage. Does the self employed have fixed hours to work? No, they often work overtime. Do they have a fixed salary? No, if there is a bad month, they have to take a cut in earnings. They often can’t take holidays, weekends or days off.

The third way is to be a business owner – this is someone who leverages his time by having people work for him, and/or own a big network of businesses, such as MacDonalds.

The fourth way is to be an Investor – someone who uses money as leverage.

You can possibly see from the descriptions above that the last two: Business Owner and/or Investor probably have the most money. Why do they have more money? There are two words above that give you a clue: Network and Leverage.

What is a network?

My Thesaurus describes it as: A system, complex, set-up, set of connections, and set of contacts. Examples of Business Networks or Systems: McDonalds, Wendy’s, Wal-Mart, Starbucks.

What is leverage?

My Thesaurus says: influence, power, force, control, pull, weight. Simply put, leverage is to get other people to do work for you so you can get more done. The owner of McDonalds has 1000’s of people doing work for him in stead of him doing it all himself.

Can you see the power of leverage and networking? How can you use the power of networking? You can start your own business. However, starting your own business is quite difficult and very costly, and most people don’t have the money to get started. You will have to come up with a new idea, or an idea that gives you a competitive advantage over an existing business. After putting lots of your own money into research, brand names, copyrighting and start-up costs, you will have to find loans somewhere with your business plan that your accountant wrote for you. Most people who want to start their own business take out a loan on the equity in their property, or take out a second mortgage on their house, to get started. Big business may start as a small business. But take care that you don’t think your small business falls in this category. If you bought your small business, and you are running it, and it needs you to survive, then you just bought yourself a job. But true leverage is when you can walk away from your business and it can carry on without you.

However, most people don’t have the resources to get their own business up and running. Besides, there is another problem for most people: Consider this scene: You have worked for a company for 15 years. You have been promoted a couple of times. Now there is an opening to become manager of your division. You and another guy both want that position. You have both worked hard for it, but only one of you can get it. Perhaps one of you want the promotion so bad, he is willing to bribe someone for it – Is this fair? Most people can never dream of obtaining the top jobs.

Now we have to wonder: Is there a way that you can use the power of Networking and Leverage as well? Is there a fair structure where you get paid and promoted directly in proportion with your efforts? The good news is that there is. It is called ?Network Marketing.? In Network Marketing, not only do you get paid directly in proportion to your efforts, but you have the power of leverage and networking working for you as well. You have exactly the same opportunity as anyone else to get promoted to the top positions. Now this is fair.

But isn’t Network Marketing an illegal Pyramid Scheme? I hear you ask.

Though Network Marketing and pyramid schemes do share some similarities, there’s a very important difference that makes the latter illegal. In pyramid schemes, income is generated solely on the process of recruiting others into the pyramid. Sometimes a product of service of questionable value is involved (that is never retailed to the general public by the way), but generally what you’re buying is the right to recruit others into the scheme. This is illegal. Also, in pyramid schemes, those who get in first and who are at the top win, while everyone else loses. In a legitimate Network Marketing company, on the other hand, distributors are paid only on product movement, not on recruiting, both at wholesale and retail. There’s also compensation based on training and managing of your marketing team. And unlike illegal pyramids, in Network Marketing, no matter where you’re positioned or when you join, you can advance to the very highest income levels and even make more money than those above you in the network.

In all business and government structures, the pyramid is the foundation. It contains the hierarchy of, and indeed shapes the role of, all who participate in the organization.

Whether it is the president of the United States and his vice president, Congress, and all the way down to the local government employees, or Microsoft, where one guy sits on the top, followed by his vice presidents, all the way down to the mail clerks, the pyramid structure is ubiquitous. The first thing we should agree on is that there is no inherent problem with the structure of a pyramid.

In government and in business there are several features of the pyramid that are found consistently:

1. The further away from the pinnacle, the less power an individual has, and the less money he or she makes.

2. There is usually one person on the top and that position is typically unattainable to others in the organization. If someone lower down in the structure does assume that top position, it is still reserved for one person at a time.

3. Normally those at the top like to stay at the top. Those toward the top may have incentives to move up higher in their organization, but there is typically no incentive for those higher up to help advance those who are lower down to surpass them. The order of the hierarchy is somewhat sacred.

4. At each level in the organization job titles go along with salaries. Normally a person cannot assume more money or more power without the ?permission? of someone above granting those advancements. Normally, people have little control over advancing. One cannot typically ?self-advance.?

Going back to pyramid schemes versus legitimate network marketing, the contrasts and similarities need to be examined. One of the bad images of pyramid schemes stems from the fact that if there is no viable product, or just money is being moved around, the people at the bottom really do get a raw deal. If only money is being passed around, by the time an individual rises to the top, the money may simply have run out. This is bogus, illegal and frowned upon by the USA’s Direct Sellers Association, and the Federal Trade Commission. (Both the DSA and the FTC oversee and ordain legitimate network marketing companies.) Contrast this with MLM compensation plans in which income is only paid out to those who qualify with enough volume during that pay period.

In a pyramid scheme, the payout runs out because no such limits are set.

In a good Network Marketing company the product is so good it can stand on its own. So this is the way the money is made: From the product, not from recruiting. These are the features of a good Network Marketing Company:

1. Each distributor can surpass the level of anybody who came into the organization before him or her, if the new distributor’s performance is greater than the one already in the business.

2. Each new distributor is encouraged to become a CEO, or the top of his pyramid, by the encouragement, leadership, and training of those in his support team. Those above the new distributor in the organization are motivated to elevate the level of everyone who is newer in the business.

3. There is no glass ceiling, no job title with a fixed and limited salary attached to it. The system does represent financial freedom because the model for business growth and the ability to generate income are inherently limitless. The rewards, incentives, acknowledgements, etc. at every level above the new distributor, all the way to corporate, are authentic, on-going, effective, and inspiring.

4. There are no barriers such as race, education, gender, previous experience, etc. Anyone who does the work gets to the top. (Robert Kiyosaki, author of Rich Dad, Poor Dad, and of The Business School for People Who like Helping People has been a strong advocate of network marketing. He tells a story of having been the top salesman at Xerox; he was not promoted because he lacked a college degree.)

5. There is no single top position. There is unlimited room for these so-called top positions.

6. People can ?self-advance.? We give ourselves a raise based on performance, not on politics, nepotism, returning favours, or anything else.

7. No one’s earnings are limited to his or her own efforts. Through the process of leveraging ourselves, the bulk of our commissions come from other people like you and me, who want a better life. It is a business of teaching other people to teach other people, to teach other people, etc. It is an ethical, high-spirited, method of distribution, product consumption, and compensation.

Network marketing represents what we all crave: financial freedom, and time freedom. The opportunities for leadership and self-development are as great as the chance to make a lot of money. Whether or not you decide that this is for you, it is hard to beat this model for building an asset that will pay you over and over. Network marketing makes sense; it is the only viable model for creating financial freedom for the average person. And it is fair.

Business Contract Samples – Where to Find Easy To

August 13th, 2009

When it actually comes to finding examples of various different business contract samples the best place to start looking for them is on the internet. Today there are loads of sites now offering different samples of various business contracts, forms and agreements which are essential to ensure that the business runs smoothly and efficiently at all times when carrying out transactions with other businesses.

Often a company will employ an attorney to draft up their contracts for them but this then leaves them with a hefty legal bill. However for many small businesses this is just not a cost effective option when it comes to running such a business whose income is very limited. However there are ways that such businesses can get assistance when it comes to learning about all aspects of what business contracts are and how a person can produce their own. Today there are a number of different sites which offer samples of various different business contracts that they are able to use either for a small charge or for nothing at all (completely free).

But using these does have some risks attached to them and below we provide you with some tips to ensure that the ones you use are legal. Some of the best sites that you may wish to consider using when looking for samples of business contracts to use are as follows:-

1. http://www.allbusiness.com

2. http://www.contracts.onecycle.com

3. http://www.morebusiness.com

All of the above sites offer a very easy search engine facility within their sites and the sample contracts they contain are ones which a person can easily customize to meet their own particular requirements and needs.

Yet all those the contracts can provide the user with a very inexpensive way of obtaining a very basic form of contract form they should only in fact be used a guideline when a person is drafting one for their own business. It is important that all times a business owner carries out due diligence to ensure that the contract that they have drafted is legally viable.

All business owners need to be aware that these business contract samples available today online may have been drafted for a business which is actually located in a different state from where theirs is located. So they will need to clarify with the owners of the website as to whether these contracts are actually valid for the state in which their business is located also. It is also extremely important that when using these types of contracts the business owner ensures that the information contained within is clear and specific in order to ensure that their interests are protected at all times. Therefore they should resist the urge at any time to add clauses or requirements that would be considered to be outrageous to those contracts that they find online. Many courts will regularly invalidate those contracts which they have deemed to be unfair or unreasonable to either party.

Federal Loan Modification Program – What are the S

August 6th, 2009

It is not unusual these days to have trouble with your mortgage payment. Many people are starting to think about foreclosure, seeing it as an inevitable event and feeling very bad about it. Fortunately there is a federal loan modification that your can apply for. Before you start filling in the papers, check the guidelines to see if you may qualify.

When your mortgage comes due and you find you don’t have enough money, do not panic. But you do need to act quickly and thoughtfully. If you can find a solution, you can keep your home. There are some requirements that need to be met in order to take advantage of this deal. You must be living in the home the mortgage is for and the mortgage must be for less than $730,000. You must have signed your contract before January, 2009. There are a few more things to think about but they are minor and the reward is very great.

One of the advantages will be a lower interest rate. Your monthly mortgage payments will be reduced to around 30% of your gross income. The best part is you don’t have to pay any fees to start these modifications. The rate is adjustable and in a few years it can go back up. By then, you will be in better financial shape and making your payments won’t be so difficult.

If you think you might qualify and are interested in applying, it is important you know you only have one chance to be approved. After modification, it is unlikely foreclosure will occur. You will not get a second chance to save your home in this way, so make sure you do it right the first time. You will have reduced monthly payments and be given the time you need to get back on your feet. This is why you should take advantage of the loan modification program.

This is not a solution for everyone. If you think it might be fore you, talk to a loan modification company and get their advice. In just a short time, you will know if you are eligible and if this is your solution to avoiding foreclosure and starting your life with a clean slate. The quicker you act, the quicker you will get your answer and stop worrying.

The federal loan modification program could be the answer to your financial problems. If you are eligible, you can stop thinking about foreclosure and start planning the rest of your life.

New kid on the mat Deitchler an Olympian

July 28th, 2009

Second, Deitchler is blessed with the kind of quickness and on-his-feet
improvisational skills that can’t be taught. Third, he is a thrower nonpareil
who, while kindergarten-aged in experience compared to most Olympic wrestlers,
already has the uncommon ability to throw an opponent for big points while in a
defensive position.

Last fall, before starting his senior year at Anoka (Minn.) High, Deitchler
had two Chinese characters tattooed under his right armpit—with his mom’s
permission, of course. They stand for “God, warrior, wrestler.”

“I believe I can do anything,” said Deitchler, who celebrated his Olympic
trials title by dropping to his knees and raising his fists high in the air.

Deitchler credits that to being fresh out of high school wrestling, in which
there is far more scrambling than in Greco-Roman, where wrestlers often lock up
face-to-face in confined quarters. Deitchler won his final 111 high school
matches.

“He’s a phenomenal athlete,” Paulson said. “When he’s down, he’s got to
score points, he’s so competitive.”

“It’s a funny story. He was right there in my driveway—he (coach Todd
Springer) said he’s got an unbelievable kid, but didn’t know what to do with
him,” Paulson said. “He said the kid wants more and more and more. The kid
ended up hooking me, because he’s got an unbelievable passion for the sport.”

Few other wrestling nations would allow this to happen, a potential gold
medalist bumped from the Games by a mere kid. Symbolizing the American sporting
tradition of winning one’s way to a championship, Deitchler wasn’t legislated
onto the Olympic team but earned his position.

According to governing body USA Wrestling, only two other high schoolers
previously made the Olympic team, Greco-Roman wrestler Mike Farina in 1976 and
freestyle sensation Jimmy Carr in 1972.

Maybe Deitchler saw this coming, although no one else did—even if
Deitchler was the surprise No. 2 finisher in the U.S. nationals in April, days
after he graduated from high school.

Paulson played a major role in getting Deitchler there, but there were many
other factors at play, too, in perhaps the most intriguing tale in amateur
wrestling since Rulon Gardner’s Olympics upset-of-a-lifetime over the supposedly
unbeatable Alexander Karelin in 2000.

“What Jake’s doing is historic,” Paulson said.

LAS VEGAS (AP)—As Brandon Paulson dragged himself back to his Minnesota home
after a marathon-length finals match in the U.S. Olympic wrestling trials in May
2004, waiting on his front doorstep was a high school coach begging for help.

A few weeks before, he had wrestled in the world junior championships in
Beijing, in the very arena where he will compete in the Olympics in August. He
lost his first match in the junior worlds; the competition in two months will be
immeasurably harder.

First, the new kid on the mat had an intense work ethic and skill level
uncommon for someone who began specializing in Greco-Roman only two years ago.
Unlike the folkstyle wrestling of U.S. high schools, Greco-Roman permits no
holds below the waist.

The coach had a 14-year-old named Jake Deitchler who loved to wrestle but
needed advanced help—even if Paulson, a 1996 Olympic silver medalist, was only
beginning to recover from an exhausting loss in the final bout of his career.

“For some reason I can do it (score while on bottom) to a lot of people,”
Deitchler said.

“It’s a big surprise. I think it was a surprise to everybody,” Fraser
said. “But the kid’s got some great hunger and I know he’s going to go to the
Olympics and wrestle his heart out.”

“Harry Lester, I thought, could win a gold medal for us in Beijing, for
sure. He’s that good,” U.S. Greco-Roman coach Steve Fraser said Sunday. “He
(Deitchler) did it on his conditioning, he outwrestled everybody, he was in
everybody’s face. He got Harry Lester tired, he got Faruk Sahin tired. That’s
how you beat a guy who has better skills, you take him out of his game and get
him tired.”

That eager-to-learn kid is headed to Beijing as one of the youngest U.S.
Olympic wrestlers in history, an 18-year-old in a sport where champions in their
mid-30s are common. It’s the kind of every-four-years story that isn’t supposed
to happen but, against all odds, somehow gets written by a determined, visionary
Olympic athlete who refuses to listen to those saying he’s too young, not good
enough or unrealistic in his goals.

Not many outside the tiny world of amateur wrestling had heard of the
18-year-old before he beat one of the world’s best Greco-Roman wrestlers,
two-time world bronze medalist Harry Lester, in Saturday night’s 145 1/2 -pound U.S.
trials semifinals. About an hour later, Deitchler defeated two-time former
Turkish champion Faruk Sahin in the finals.

Four years later, what more could Deitchler ask for?

“He won a high school state championship, and the next day he’s on our
(U.S. training center) mat in Colorado Springs,” Fraser said. “Every chance he
can come and get better, he’s there. He’s already told us he wants to come in
early for the Olympics.”

Askren lives up to Olympic mat hype—some his

July 28th, 2009

Also winning was repeat Olympian Daniel Cormier at 211 1/2 pounds, and he
immediately promised in Askren-like fashion he will do better than the
fourth-place finish he managed at Athens in 2004.

Ben Askren, who brings a touch of pro wrestling braggadocio to the
don’t-rock-the-boat world of amateur wrestling, made a quick transition from
NCAA champion to Olympian when he won the U.S. 163-pound freestyle trials Sunday
night by beating national runner-up Tyrone Lewis in consecutive matches.

LAS VEGAS (AP)—The U.S. Olympic wrestling team won’t lack for color in
Beijing. There will be plenty of red, white, blue—and Ben.

“It’s been a long road, a real long road,” Byers said.

There were three surprises with longtime runner-ups finally winning, all in
bouts that went down to the closing seconds of the third and final three-period
match.

At freestyle 185 pounds, Andy Hrovat beat three-time national champion Mo
Lawal. In a surprise at Greco-Roman 211 1/2 pounds, Adam Wheeler outlasted Justin
Ruiz, who had won the last five national titles, three times beating Wheeler. At
264 1/2 pounds in freestyle, Steve Mocco—the national runner-up the last five
years and a three-time world team runner-up—defeated top-seeded Tommy
Rowlands, who was fifth in the world last year.

His wavy hair braided rather than flowing freely—he was tired of opponents
pulling it—Askren accentuated every successful move or point scored with an
animated reaction.

In Beijing, Askren could meet two-time Olympic gold medalist Buvaisar
Saitiev, an eight-time world-level gold medalist and one of the greatest
wrestlers in history.

With eight seconds remaining in the final period of the Ruiz-Wheeler match,
Ruiz looked ready to turn Wheeler for the point that would have won it, but
couldn’t.

There wasn’t as much drama as Dremiel Byers, long the nation’s No. 2
Greco-Roman heavyweight to former Olympic gold medalist Rulon Gardner, used a
five-point throw to beat Timothy Taylor in their third match at 264 1/2 pounds.

So did Mocco. When he won, his family members—including sister Katie, who
competed in this weekend’s judo trials—hugged, screamed and cried upon
realizing the longtime No. 2 finally was No. 1.

Byers, a 2002 world champion, was top-seeded in the 2004 trials, but the
now-retired Gardner came through the challenge tournament to beat him and went
on to take the bronze in Athens.

“I just knew I was going to win. There was no doubt in my mind,” Askren
said.

“I’m going to win a gold medal,” said Askren, from Hartland, Wis. “I may
have Saitiev in the finals—next to John Smith, he’s my favorite wrestler of
all time to watch—and him and me will put a lot of points on the board. And I
think there’s a good chance the outcome turns in my end.”

“We’ve been in that position so many times and he always turned me,”
Wheeler said of Ruiz, also the 2004 trials runner-up. “This time I had that
little extra.”

“It’s been a struggle, it’s been a struggle for my family,” said Mocco,
who also was a two-time NCAA runner-up. “I’ve always come up a little bit
short. But in a real tough weight class, I found a way to win.”

That confidence, he said, comes from a relentless training regimen and an
eagerness to outwork his opponents.

“I work harder than a lot of people. A lot of senior level (wrestlers)
don’t want to work. They don’t want to be the best,” Askren said.

Former college stars such as the 23-year-old Askren often need a much longer
indoctrination before excelling in freestyle, and Askren has adapted his style.
But he hasn’t eliminated the raised No. 1 fingers, the pumping fists, the crowd
gestures, all of which stamp him as a nonconformist in an old, traditional
sport.

BEIJING (Reuters) – The United States won the Olympic gold medal in men’s volleyball on Sunday.

Americans cap tumultuous tournament, claim gold

July 28th, 2009

The United States went on to break the record, claiming 110 total medals.

Clayton Stanley recorded a game-high 15 points and David Lee had five blocks for the undefeated Americans, who claimed their third goal medal in the sport by downing the top-ranked Brazilians.

“It is a very demanding atmosphere playing in the final at the Olympic Games,” McCutcheon said. “We are very happy to win. It was a difficult match in a lot of ways. Our guys embraced that. I thought it was just two good teams battling hard through a tough match.”

The silver medalist in Athens, Italy finished the tournament without a medal for the first time since the 1992 Games in Barcelona, Spain.

BEIJING (TICKER) —The tournament started with an unspeakable tragedy, but it ended with a gold medal for the United States’ indoor volleyball team in a 3-1 (20-25, 25-22, 25-21, 25-23) triumph over Brazil on Sunday.

Alexander Volkov and Alexey Kuleshov had four blocks for Russia, which succumbed to the United States in an exciting 3-2 (25-22, 25-21, 25-27, 22-25, 15-13) decision on Friday.

Prior to the start of the Olympics, a lone assailant killed coach Hugh McCutcheon’s father-in-law and badly wounded his mother-in-law before taking his own life.

Assured of claiming their first medal since they recorded a bronze in 1992, the Americans secured their first gold since winning back-to-back titles in 1984 and 1988.

After missing the team’s three matches, McCutcheon returned to the sideline and watched as the United States recorded a pair of five-set thrillers in the knockout round to lead up to Sunday’s match.

Also on Sunday, Maxim Mikhaylov had 16 kills to help the Russian indoor volleyball team secure its second consecutive bronze medal with a 3-0 (25-22, 25-19, 25-23) triumph over Italy.

The gold medal was the 108th medallion won by the United States in the 2008 Olympics, matching the record for American medals won since the 1992 Games in Barcelona, Spain.

Nets rookies ready to lead

July 27th, 2009

- Additional reporting by Fred Kerber

"We had a couple things that were relatively close," Thorn said. "But it just didn’t get done. In some instances, we would have had to take back (a contract) that we didn’t want."

"I don’t know if it’s rebuilding, but the Nets organization as a whole is starting over," Douglas-Roberts said. "I feel this is a great rookie class, especially for the Nets. We’re the sleeper in the East."

"They already told me that they need a scoring guard to come right in and score right away," he said.

The Nets tried to beat the Tuesday midnight deadline and work a deal. They had concrete offers, but losing Krstic left them at 15 contracts and they did not want to take anything back in terms of players. Chicago and Memphis were definitely in the mix.

"I think we’ll be really young and we have a lot of guys that are willing to get their feet wet and get some experience," Lopez said yesterday at the NBA Rookie Photo Shoot at the Knicks training facility in Tarrytown.

"It’s exciting, because we can get to [playoff] level with this group of guys," Anderson said. "To start fresh is great, especially for a rookie like me to step into."

Krstic officially accepted a two-year deal with Triumph of Moscow. But as long as the Nets make him a qualifying offer each year, as they did before the free agency period started ($2.7 million was the NBA qualifier), the Nets will retain his NBA rights. And he has an opt-out clause after the first year in Russia should he decide he wants the NBA again.

Both the seven-foot Lopez (10th pick) and the six-foot-ten Anderson (21st pick) give the Nets options for a very green frontcourt, which will also feature newly acquired Chinese big man Yi Jianlian.

A radical roster makeover in the past six months has moved the Nets into full-fledged rebuilding mode. And that suits New Jersey’s trio of rookies just fine.

Douglas-Roberts, the 40th overall pick out of Memphis, looks to provide points off the bench at the swingman position vacated by Jefferson.

Vince Carter becomes the elder statesman on a team that finished 34-48 last season, three games out of a playoff spot in the East. With Devin Harris and Josh Boone the only other returning players to average at least 20 minutes per game a year ago, the Nets will be fortunate to find themselves in playoff contention.

"We’ll see what happens but eventually I think he’ll go wherever he can get the best deal," Rod Thorn said. "For now, this was the best deal for him."

With Jason Kidd, Richard Jefferson, and Marcus Williams shipped off in trades, and veteran forwards Nenad Krstic and Bostjan Nachbar signing lucrative deals to play in Russia, coach Lawrence Frank will have to play his youngsters. First-round picks Brook Lopez and Ryan Anderson and second-round choice Chris Douglas-Roberts are eager to move into the rotation.
